White House, Congress talk as 'fiscal cliff' nears

WASHINGTON (AP) ? An end of the year deadline rapidly approaching, President Barack Obama and Republican House Speaker John Boehner conferred briefly Wednesday night on how to avert the economy-rattling "fiscal cliff," their first one-on-one discussion in five days.

Obama and Boehner's 15-minute phone call came amid increasing anxiety that the White House and top Republicans are wasting time needed to negotiate a way out of a series of tax increases and spending cuts due to begin in January. Treasury Secretary Timothy Geithner and senior White House aide Rob Nabors were also to visit separately Thursday with the four leaders of the House and Senate.

There has been little evident progress in negotiations between the two sides. Republicans complain that the White House is slow-walking the talks and has yet to provide specifics on how Obama would curb the rapid growth of benefit programs like Medicare and Medicaid.

"We have not seen any good-faith effort on the part of this administration to talk about the real problem that we're trying to fix," said House Majority Leader Eric Cantor, R-Va.

Obama is mounting a public campaign to build support and leverage in the negotiations, appearing at the White House with middle-class taxpayers and launching a campaign on Twitter to bolster his position.

"Right now, as we speak, Congress can pass a law that would prevent a tax hike on the first $250,000 of everybody's income," Obama said. "And that means that 98 percent of Americans and 97 percent of small businesses wouldn't see their income taxes go up by a single dime."

Obama is insisting that tax rates go up on family income exceeding $250,000; Boehner is adamant that any new tax revenues come from overhauling the tax code, clearing out tax breaks and lowering rates for all.

Republicans are also demanding significant cuts to so-called entitlement programs like Medicare, such as an increase in the eligibility age for the program from 65 to perhaps 67.

"It's time for the president and Democrats to get serious about the spending problem that our country has," Boehner said at a news conference Wednesday in the Capitol. Boehner, like Obama, expressed optimism that a deal could be reached.

At issue are steep, across-the-board cuts to the Pentagon and domestic programs set to strike the economy in January as well as the expiration of Bush-era tax cuts on income, investments, married couples and families with children. That combination of tax increases and spending cuts would wring more than half a trillion dollars from the economy in the first nine months of next year, according to the Congressional Budget Office.

No one anticipates a stalemate lasting that long, but many experts worry that even allowing the spending cuts and tax increases for a relatively brief period could rattle financial markets.

From their public statements, Obama and Boehner appear at an impasse over raising the two top tax rates from 33 percent and 35 percent to 36 percent and 39.6 percent. Democrats seem confident that Boehner ultimately will have to crumble, but Obama has a lot at stake as well, including a clear agenda for priorities like an overhaul of the nation's immigration laws.

Obama is also meeting privately Thursday with his defeated Republican rival Mitt Romney. The president has cast his victory over Romney as a sign that Americans back his tax proposals, which were a centerpiece of his re-election campaign.

While in Washington, Romney will also meet with his former running mate, Rep. Paul Ryan. The Wisconsin congressman is chairman of the House Budget Committee and deeply involved in the fiscal cliff discussions.

Greg Rice, Solid Rock?s president, told?Commercial Property Executive?. ?With that being successfully completed, they thought it was time to sell. Capital is more widely available for buyers now, and sellers are making strategic decisions to bring their assets to market in this favorable environment.?

Solid Rock Advisors, a real estate consulting firm specializing in luxury resort and hotel transactions, advised the seller in the transaction.

Sahara India Pariwar, an India-based conglomerate, has acquired 75 percent interest in Plaza Hotel New York from real estate company El Ad US Holdings? position in the hotel with a total valuation of $575 million.

Located on the corner of 59th?Street and Fifth Avenue, adjacent to Central Park in Manhattan, the Plaza Hotel has a rich history that includes such notable guests as Eleanor Roosevelt, the Beatles, Mark Twain and Groucho Marx.

?It?s an iconic recognized property worldwide with obviously an unmatched Manhattan location,? Greg Rice, Solid Rock?s president, told Commercial Property Executive. ?Besides those key attributes, it gives the buyer a good profile here in the U.S., and at the same time, a property like this can enjoy a higher rate of appreciation.?

The other 25 percent of the property remains in the hands of co-owner Kingdom Holding Co., controlled by Saudi billionaire Prince Alwaleed bin Talal.

The acquisition includes 230 hotel rooms, retail space, condominiums and a subterranean luxury mall.

From the buyer?s perspective, Rice said, they saw the New York hotel market as one of the world?s most liquid markets, excellent for capital preservation as it consistently outperforms inflation.

?In New York, you get accelerated value if you own property for the long term and I think that?s what this group was looking for,? Rice said. ?This was a great opportunity for the buyer to expand into a key U.S. gateway market with the purchase of such an irreplaceable asset as the Plaza Hotel.?

The new buyers are already planning some upgrades and changes; the most immediate being the re-opening of the legendary The Oak Room.

?I think they have some very exciting things in mind for the property,? Rice said. ?This is arguably one of the world?s most valuable pieces of real estate and I think they are looking to it as a long-term investment.?

The Sahara group also owns the historic London hotel Grosvenor House and a high-end hotel in Mumbai.

Fairmont Hotels & Resorts will continue to operate the hotel under a long-term agreement.

Zillow Acquires Rental And Real Estate Search Site HotPads For ...

Zillow just announced that it has acquired the San Francisco-based rental and real estate search site HotPads for $16 million in cash. The deal is expected to close in the fourth quarter of 2012. This acquisition marks the first time that Zillow has acquired a primarily consumer-facing company and Zillow says it is making this acquisition to ?expand the size of its growing rental audience and extend the reach of its marketing tools and productivity solutions for rental professionals.?

HotPads has been around for a while. The company launched in 2005, with a focus on rentals. It expanded to include real estate sales in 2007 and started including vacation rentals and hotels in 2009. The company, which competes with the likes of Trulia, Apartments.com, Craigslist and, of course, Zillow itself, raised $2.3 million in a Series A round led by Meakem Becker Venture Capital in 2007, but hasn?t raised any funding since. The company has 19 employees and will continue to operate from San Francisco and join the Zillow Rental Network once the acquisition has closed.

The basic idea here, as Zillow CEO Spencer Rascoff told me earlier today, is to create one single database for rentals that will be available on Zillow, HotPads and the company?s other properties. HotPads, he stressed, will continue to exist as its own brand and Zillow will commit additional engineering resources to help the company grow.

HotPads, Zillow tells us, attracted about 2.8 million unique users in October. Nearly 70% of the listings these users looked at were apartments for rent. On Zillow, about 6 million users look at rentals each month according to the company?s own data.

Between Zillow Rentals and HotPads, Rascoff expects, the company can now offers a rentals marketplace at scale ? something that wasn?t previously available to users in the highly fragmented rentals market. For Zillow, this is also an opportunity to build a relationship with a younger audience ? the kind that?s shopping for a first rental apartment but not ready to buy yet. Once they get to the point where they are looking to buy, they will hopefully come back to the Zillow brand.

?This acquisition represents a significant step-change for Zillow Rentals, allowing us to dramatically increase the number of leads we send to landlords. HotPads has a younger, complementary and rental-focused audience. Now Zillow will become even more relevant to consumers at the beginning of their real estate life cycle,? said Spencer Rascoff, CEO of Zillow in a canned statement today. ?In addition, by acquiring an amazing engineering team, with a deep understanding of how people search for rentals and become tenants, we expect to accelerate our innovation and monetization of our rental marketplace.?

Zillow, of course, has lately made a number of investments in the growing online retail market, including the recent launch of its free marketplace with tools for rental professionals that was largely based upon the company?s June 2012 acquisition of rental relationship management service RentJuice. For Zillow, this is the sixth acquisition in the last two years. Just this month, the company announced its plans to buy mortgage technology company Mortech. In October, the company acquired Buyfolio and in June it acquired RentJuice. In 2011, it acquired Postlets and Diverse Solutions.

Simon & Schuster helps launch self-publisher

NEW YORK (AP) ? A leading mainstream publisher and a top self-publishing company are teaming up.

Simon & Schuster and Author Solutions Inc. on Tuesday announced the creation of Archway Publishing, which will focus on self-published fiction, nonfiction, business and children's books. Digital technology has helped lead to the proliferation of self-published books, with Sylvia Day and Amanda Hocking among those becoming best-selling authors.

"Self-publishing has become a viable and popular route to publication for many authors, and increasingly a source of content for traditional publishers, including Simon & Schuster," Carolyn Reidy, Simon & Schuster's president and CEO, said in a statement.

"We're excited that we'll be able to help more authors find their own path to publication and at the same time create a more direct connection to those self-published authors ready to make the leap to traditional publishing."

Archway will offer a range of services, from a basic $1,599 package that includes "editorial assessment" and "cover copy review" to a $24,999 "Outreach" program for business books that features an "author profile video" and a reception at BookExpo America, the industry's annual national convention.

Archway places Simon & Schuster in an indirect business relationship with rival publisher Penguin Group (USA), which owns Author Solutions. The CEO of Author Solutions, Kevin Weiss, said that no Penguin officials will be involved in running Archway.

FBI Most Wanted fugitive could be hiding among Mormons

One of the FBI's 10 Most Wanted fugitives may have avoided detection for the last eight years by blending into the Mormon community, an FBI spokesperson said.

Jason Derek Brown, 43, who is on the FBI's most wanted list, is accused of shooting Robert Keith Palomares, an armored truck driver, on Nov. 29, 2004 outside a Phoenix movie theater.

Brown allegedly stole $56,000 and made his getaway on a bicycle before switching to his BMW, which was parked nearby.

Brown's surfer boy looks, master's degree in international business and hobbies, which include skiing and visiting nightclubs, are all characteristics the FBI believes may help the fugitive blend in, said Special Agent Manuel Johnson.

However, his familiarity with the Mormon church could be a biggest asset. Brown, who once lived in Salt Lake City, served a mission for the Church of Jesus Christ of Latter Day Saints in France and is a French speaker.

The FBI believes that Brown, using an alias, may be hiding among Mormons.

"It's a possibility because of Jason's familiarity with the Mormon church," Johnson told ABCNews.com. "Prior to the shooting he was involved in different types of fraud, so he's not who he claims to be and we could see him taking advantage of people."

The last confirmed sighting of Brown was in Salt Lake City in August 2008 when a friend saw him pull up to a stoplight, according to the FBI.

Brown is described as an avid golfer, snowboarder, skier and dirt biker, according to his FBI most wanted flyer.

"Brown enjoys being the center of attention and has been known to frequent nightclubs where he enjoys showing off his high-priced vehicles, boats and other toys," the flyer says.

He has ties to California, Arizona and Utah. Brown is considered armed and extremely dangerous.

The FBI is offering a reward of up to $100,000 for information leading directly to his arrest.

Good or bad, optimistic or dismal, real estate market updates have the power to sway economic outlooks and reader impressions on a daily basis. Of course, these reports are also subject to frequent change and diverse interpretation ? meaning that many homeowners find it difficult to get a strong sense of where the market is actually headed, and how to use that information to inform their own plans. As a San Diego real estate agent, I am constantly faced with the same question: ?how is the market?? And the answer is entirely dependent on each individual homeowner?s real estate objectives. Rather than letting each new report dictate your next move, try looking inward and ask yourself what you want to get out of the market. After all, the numbers don?t mean anything if you aren?t planning on buying, selling or investing ? and even then, statistics can often be deceiving.

To illustrate the subjective significance of real estate market updates, let?s look at an example. According to the San Diego Business Journal, median values for single family homes increased last month to $400,000 ? a boost that has industry commentators taking an optimistic view of the future. Now, according to conventional wisdom, a rise in home prices is good news for sellers and the economy, and bad news for buyers. But in reality, the impact of median home price gains ? or for that matter, of any statistical tweak to market values, price per square foot, interest rates and so forth ? depends entirely on where you are in life (and in real estate). Are you upgrading or downsizing? Still building your future or kicking back to reap the rewards of your hard work? These are the questions that should be dictating your next move ? not the latest real estate headlines. And once you know what your objectives are, the best course of action is to find a real estate agent who understands how to transform those objectives into reality by using current markets trends to your advantage.

Boy Laid To Rest 90 Years After His Death - KPLR 11

BERKELEY, MO (KPLR) ? It is a horrendous case of abuse and neglect at a North County cemetery. Vandals disturbed the crumbling grave of a seven year old boy at the Washington Park Cemetery near Lambert Airport.

That?s hardly the end of the story, as 90 years after he died, Adolphus Lewis, was once again laid to rest, Saturday.

This cemetery`s story is now so fittingly tied to young Mr. Lewis.

It felt as if his family was there mourning at the memorial and re-committal service; the tragedy fresh.?
The boy hit and killed by a car when most people had never seen a car.

?I think you can judge a society by the way they treat their dead,? said Calvin Whitaker of the MO Funeral Directors Association.

Whitaker operates St. Louis Livery Service, which provides transportation services for funerals.

?He`s already passed at 7, then for someone to come out and disturb where he`s resting, it`s heartbreaking,? said Erna French, who volunteered to sing at the service.

Volunteers discovered vandals had exposed his remains; going so far as to pose for photos with his corpse.

Within days, those volunteers ?undid? that horror.

A new vault was donated; the remains buried in a new place; years of abuse and neglect, swept away.

Adolphus Lewis now has the most ornate and most prominent grave site in the cemetery.

?It`s time to give back to this cemetery and make it what it needs to be,? Whitaker told the small group of volunteers and their families, gathered for the service.

Most of the cemetery`s 40 acres are so overgrown it can be hard to see the headstones.

But a new effort, called the ?Adlophus Lewis Project?, is changing that.

Volunteers have cleared 10 acres.

?People are kind of overwhelmed by it. But you`ve just got to take a little section at a time and work on that. We`re going to work through it,? Whitaker said. ?This was kind of a poor representation of the way we treat our dead. We`re just trying to make a bad situation better.

?I believe that somewhere his little spirit is really rejoicing that we would remember and think enough to even consider in these days and times that we would want him to have a beautiful rest,? French said.

Young Mr. Lewis won`t be the only one resting in peace in the Washington Park Cemetery.
