Shark Attack Nearly Foils Succession Planning - MS Estate Planning

Briggs never imagined he would need another succession plan so quickly. If the shark had killed him, his clients and employees would have been left out in the cold. His wife would likely not have realized any of the value of the practice he had built up over 15 years, he says.

Sometimes it takes a shark attack to get someone's attention. For the rest of us, however, the threat threshold shouldn't be so high. This is especially true when planning for your business succession.

So even if you never get much closer to sharks than a screening of Jaws, there's something to learn from the story of someone who survived the attack and went on to ensure the survival of his business. This tale was recounted in a recent issue of Financial Advisor Magazine titled "Succession Survival Guide."

Meet Max Briggs, CEO of FLC Capital Advisors and a business owner with a penchant for skin diving in dangerous waters. Nine months before his shark encounter, Briggs set up a succession plan with his business partner. Thereafter, his partner passed away at age of 42 and the buy/sell agreement provision in the succession plan kicked in. Not only did the arrangement save the business, but the plans also had not been reset before Briggs took his ill-fated dive. As a result, had he not survived the shark attack, the business would have fallen apart.

Even if you don't spear fish or run an investment firm like Briggs, the need to make proper succession plans is universal. Without proper planning, your business (and any personal family wealth) could collapse.

What proper succession planning will mean for you and your business will vary given your unique circumstance, however, it is worth dedicating some time and energy into building a viable plan.

After stumbles, Romney looks to Poland as final chance to project world affairs leadership

WARSAW, Poland - Republican presidential candidate Mitt Romney was left looking to Poland as a final opportunity to project the image of a leader ready to stand on the world stage after inadvertently insulting the British and angering Palestinians in the first stops on his three-nation tour.

Romney is stressing the United States' long ties with Poland as he caps a weeklong foreign tour on Tuesday that was intended to prove his leadership on world affairs and highlight his differences with President Barack Obama.

Romney is readying a foreign policy speech for delivery at the end of his tour that began last week in Britain and took him to Israel.

It's not clear whether Romney's stumbles will affect his prospects for defeating Obama in the November U.S. presidential election. The economy, not foreign affairs, has been the dominant issue in what polls show to be a tight race.

But the outrage generated by Romney's remarks has undermined his attempt to avoid political risk as he made his first steps onto the world stage as the presumptive Republican nominee.

Romney has been visiting countries that are staunch U.S. allies, limited questions from the media and arranged made-for-TV appearances at symbolic venues in London and Jerusalem. It was all intended to demonstrate he was ready to handle foreign affairs smoothly and lead during dangerous times.

The two-day trip to Poland is aimed at Polish-American and Catholic voters in the U.S. and will highlight Romney's stance toward Russia. He has labeled Russia as America's "No. 1 geopolitical foe," a characterization that's not unwelcome in a country that still fears Russia. Poles generally have been skeptical of Obama's "reset" with Russia, and Romney has cited Polish concerns in his criticism of Obama.

He'll deliver his remarks in a deeply Roman Catholic country that for years has favoured Republicans over Democrats. This is partly a legacy of President Ronald Reagan, whose efforts helped bring down communism across Eastern Europe, for which Poles remain grateful.

Poland has been a stalwart U.S. ally and significant contributor to military operations in Iraq and Afghanistan. As a former Soviet bloc nation that has been subjugated by bigger European powers throughout history, it remains particularly worried about Russian policy.

Some in Poland and the neighbouring Czech Republic were upset by the Obama administration's decision to revise the Bush-era missile defence plan for Europe, which included sites in both countries.

Romney's visit, campaign officials said, was at the invitation of Lech Walesa, the Polish labour leader who co-founded the Solidarity movement and served as Poland's president during the country's transition out of communism.

Walesa effectively endorsed Romney when the Republican presidential candidate visited him Monday at the Artus Center in a historic neighbourhood of the Baltic port city of Gdansk.

"I wish you to be successful because the success is needed to the United States, of course, but to Europe as well and to the rest of the world, too. So, Gov. Romney, get your success, be successful," Walesa told Romney through a translator.

Walesa suggested Romney's leadership was needed to restore America's position in the world.

Romney is set to meet with Polish Foreign Minister Radoslaw Sikorski on Tuesday before his speech.

Walesa's backing is meant to influence Catholics and labour union members in the U.S. But Rep. Marcy Kaptur, an Ohio Democrat, told reporters Monday that the Polish visit "is nothing more than a superficial diversion and a desperate attempt to pander to Polish Americans and Catholics across our country."

"This trip is not going to change the November election," she said.

Romney's visit to Poland was not without controversy. The current leadership of Solidarity distanced itself from the event and issued a statement critical of Romney on Monday.

Solidarity characterized Romney as being hostile to unions and against labour rights. It emphasized that it had no role in organizing Romney's visit and expressed support for American labour organizations.

Romney arrived in Poland after outraging Palestinians in a speech he gave to Jewish donors in Jerusalem earlier Monday. Romney suggested that their Jewish culture was part of what has allowed them to be more economically successful than the Palestinians. Kind words for Israel are standard for many American politicians, but Palestinian leaders suggested his specific comments were racist and out of touch with the realities of the Middle East.

Predictably, Obama's campaign was critical, with senior strategist David Axelrod saying on Twitter: "Is there anything about Romney's Rolling Ruckus that would inspire confidence in his ability to lead US foreign policy?"

Romney's missteps in the past week have fueled opponents' contentions that the former businessman and Massachusetts governor is out of touch with the U.S. and the world he hopes to lead.

As the trip got under way, Romney caused a stir in Britain by questioning whether officials there were fully prepared to host the Olympic Games. The dispute overshadowed his efforts to highlight his personal experience leading the Salt Lake City Winter Games a decade ago. Instead, Romney was widely assailed by the London media and criticized by British leaders.

Then on his first day in Israel, Romney distanced himself from an adviser's suggestion that he would "respect" a decision by Israel to launch military action to prevent Iran from achieving nuclear weapons capability.

At Monday's fundraiser, Romney shared a sentiment he sometimes talks about on the campaign trail in the U.S. and repeats in his book, "No Apology." But his decision to highlight cultural differences in a region where such differences have helped fuel violence for generations prompted new questions about his diplomatic skills ? and enraged Palestinian leaders.

Comparing economic output per capita in Israel and "across the areas managed by the Palestinian Authority," he declared that "you notice such a dramatically stark difference in economic vitality." He was speaking to about 40 wealthy Jewish American donors at the King David Hotel, which is within sight of the Palestinian territory on the West Bank.

He said some economic histories have theorized that "culture makes all the difference."

"And as I come here and I look out over this city and consider the accomplishments of the people of this nation, I recognize the power of at least culture and a few other things," Romney said, citing an innovative business climate, the Jewish history of thriving in difficult circumstances and the "hand of providence." He said similar disparity exists between other neighbouring countries, including Mexico and the United States.

Palestinian leaders quickly objected.

"It seems to me this man lacks information, knowledge, vision and understanding of this region and its people," said Saeb Erekat, a senior aide to Palestinian President Mahmoud Abbas. "It is a racist statement, and this man doesn't realize that the Palestinian economy cannot reach its potential because there is an Israeli occupation."

"This will cause a lot of damage to American interests," he said.

Romney campaign spokeswoman Andrea Saul said later that Romney's comments "were grossly mischaracterized."

The campaign added that Romney's comparison of countries that are close to each other and have wide income disparities ? the U.S. and Mexico, Chile and Ecuador ? shows his comments were broader than just the comparison between Israel and the Palestinians.

At the White House, spokesman Josh Earnest said, "One of the challenges of being an actor on the international stage, particularly when you're travelling to such a sensitive part of the world, is that your comments are very closely scrutinized for meaning, for nuance, for motivation."

All Blacks coach suspected World Cup match fixing

Former All Blacks coach Graham Henry has revealed he suspected possible match-fixing in the All Blacks shock 2007 World Cup loss to France but his plea for an investigation was rejected.

Henry's suspicions are revealed in advance excerpts from his soon-to-be released biography "Graham Henry: Final Word".

In the book, he tells how he "briefly contemplated match-fixing as the only logical explanation" for the upset 20-18 loss to France in the 2007 World Cup quarter-finals, Fairfax Media reported Sunday.

Henry, who stepped down as All Blacks coach after guiding the team to win the 2011 World Cup, said he was stunned by the lopsided penalty count which heavily favoured France.

He analysed video of the game and in a report to the New Zealand Rugby Union (NZRU) he urged it to "pressure the International Rugby Board to institute an inquiry".

According to the biography, he believed the video "would confirm that referee Wayne Barnes and his touch judges, Jonathan Kaplan from South Africa and Tony Spreadbury from England, hadn't exactly covered themselves in glory at the Millennium Stadium, that they had missed an obvious forward pass when France scored its match-winning try - a pass so forward everyone in the stadium had witnessed it except the referee - and that Barnes had been pretty lenient on the French at the breakdowns, probably costing the All Blacks the game".

The video contained statistical breakdowns that showed the All Blacks had an overwhelming 73 per cent territorial advantage, won 166 rucks to 42 and made only 73 tackles compared with France's 331.

The NZRU chose not to seek an investigation and Henry felt it was "incomprehensible" the International Rugby Board did not have strategies in place to investigate bizarre matches.

Biography author and veteran New Zealand rugby writer Bob Howitt wrote: "He knew if a comparable situation had occurred in other sports, it would be investigated.

"But there existed a blissful purity about rugby, or at least that's how everyone wanted to perceive it. It wasn't politically correct to even suggest the match officials might have favoured one team."

The All Blacks had been hot favourites to go through and win the tournament, and Henry told Radio Sport that something didn't feel right about the shock loss to France.

"I've been involved in 140 test matches and 20 years of coaching at provincial level or the level above and 12 years of coaching international rugby and I've never been involved in a game that was like this game," he said.

Real Estate Incurables ? Part 3

The third option to consider if struggling to sell your home, as noted in?Part 1?of our blog post on incurables, is renting.

Probe

The realtor?s first responsibility, when a client considers renting as an alternative to selling, is to question their reasoning.? If the homeowner?s thinking is to wait until prices are on?the rise, then that is certainly logical.? Providing,?of course, that the seller is in a position to do so ? financially and?otherwise.

Cutting Off Their Nose

Often, however, the homeowner makes such a decision while engulfed in emotional frustration without really thinking through the repercussions.? Hence, they make the decision to rent out of anger and end up ?cutting off their nose to spite their face.?? Since 2007, when the rhythm of the real estate market changed, we have had a number of clients make the decision to rent ?until the market improved? only to realize that it wasn?t really in their best interest to do so.? Consequently, they placed their home back on the market after renting for a year and?sold it?at a lower price then they would have had to the previous year.

Some Considerations to Selling vs. Renting

The realtor who fails to have a?open, honest and insightful?discussion with their client?essentially absconds their obligation.? Some things to consider for any homeowner who is weighing the option of selling vs. renting:

  1. Can You Afford to Rent ? How much of a loss can you afford to take if the rent doesn?t cover the monthly mortgage payment?
  2. Can You Afford to Sell ? If your home is worth less than your mortgage, do you have the cash at closing to satisfy the loan immediately?
  3. Tax Deductions -?If you need?additional tax deductions, you may be able to?write off?the loss and costs from rental properties.
  4. Is a short sale, whereby you sacrifice your credit score for years, a viable option?
  5. Time?Constraints?- Do you really have the time to attend to all the nuances that are involved with being a landlord.
  6. Will you rent your home furnished or unfurnished and what are the consequences of each?
  7. Wear and Tear ? One thing you can be sure of, a tenant is not likely to care for your home the way that you do, and the wear and tear that?he or she?places on your home is likely to negatively affect it?s value.
  8. Cost ? Be prepared to spend thousands of dollars on repairs upon the expiration of the tenant?s lease.

The bottom line is that, unless you are truly in a position to rent your home until prices in your area begin to climb, renting is a risky business.

Have you had discussions with your clients about selling vs. renting?

How receptive were they to your advice?

Real Estate Investing and Invitations to Parties | Contacts ...

I was invited to a party the other night but I did not know the party hosts very well and to put it simply, I really just did not want to go at all.

The truth is I?ve been invited to functions just like this in the past where I don?t know the hosts, but at my girl friend?s insistence, I always end up going.

So why do I never want to go?

Through my own thinking I had created a sense of fear about attending the party.without any real basis in reality.

I had pictured myself alone and awkward at the party, standing there in the corner of the room, desperately trying to find something to talk about with the people who were there ? even though I tried really hard, I struggled to make a connection. I never was able to find something that I could talk to other people easily about, the conversations awkward, plus the music playing too loud in the background and I was just plain miserable.

This was how I had pictured myself at this party.

Have you ever had a party experience similar to mine?

To be specific, these types of events are the ones you go to where you think to yourself you would rather actually be having a root canal than suffering through this agonizing torture..

But what if, instead of dreading the party, I had expected and pictured myself enjoying it?

Instead of sitting there, alone and miserable.imagine if I had pictured being surrounded by people interested in what I had to say, fully engaging in conversation, while relaxing music played on in the background, very relaxed and at ease, enjoying myself and my new found friends?

How about if I had expected an experience more in tune with the above mentioned party, how much do you think I would want to go to the party now?

The House Flipping Mindset Revealed

Imagine for a moment being able to alter this type of perception not just when faced with a party choice.but how about when you make your very first deal on flipping a house?

Let?s say you have worked hard in an effort to start your house flipping career you find the perfect house flipping opportunity. Every sign is telling you to move forward with the deal. Finally you have uncovered a good price, the financing is all lined up, you are sure of your expenses and you know for sure how much you can get for the final home.

Yet despite all this, you picture all going south, the house sitting on the market for months, as you watch your margins dwindle-month by month.

How successful can you possible be with this extremely pessimistic attitude?

Not unless you change the PERCEPTION of pain versus pleasure.

Be positive and picture the house selling for more than you expected, under one month, leaving you and your financial backers plenty of money to go around.

This is the sort of mindset you must adopt-the house flipping mindset.

This is not a guarantee that all will go as planned that everything will go right just because you PERCEIVE it will?far from it. You really need an awesome strategy and gameplan of steps that minimizes that odds of a poor deal ? so you can place yourself in a spot to receive value and wonderful feelings instead of focusing on the pain .

And most importantly to achieve this type of house flipping mindset, once you have done all that you need to then create a picture of success mentally as to all you have to GAIN by doing the deal.

This is the house flipping mindset and the first step to making any success real estate investing, or house flipping career.

H.K. games fair puts the fun back into comic heroes

One of Asia's biggest animation and comic fairs opened in Hong Kong, attracting thousands of fans and bringing some fun back into super heroes after the Batman movie shootings in Colorado.

Thor, Spiderman, Captain America and Optimus Prime were just some of the costumes that enthusiasts sported on the opening day of the Ani-Com & Games fair, now in its 14th year in the southern Chinese city.

Paul Ho, 38, wore a home-made Iron Man costume as he strode around the harbourside exhibition centre with a group of friends dressed as other characters of comic-book legend.

"From spraying the paint to modifying it with fiberglass, it took five months to make this suit," the professional costume maker and event organiser told AFP, as blue LED lights glowed in his helmet and chest plate.

"I want to say to Hong Kong people, I hope you all work hard and play hard."

Popular animators and cartoonists were on hand to chat with visitors to the fair, which this year attracted more than 170 local and international exhibitors showing off the latest comics, video games and accessories.

Autographed comics and limited edition action figures were among the hottest items, and fans were seen running through the crowd to make orders while stocks lasted.

Wong Sun Sing, a 27-year-old photographer, started lining up for the expo on Thursday night to pick up three limited edition figures he ordered online at the beginning of the month.

The life-like figures of Batman, Captain America and Jack Sparrow sold for HK$1300 ($168) each, he said.

"I had to line up outside. Luckily there was some shelter that prevented us from getting wet," he said after sitting through a rainy night outside the convention centre.

The fair opens a week after a gunman opened fire on a packed cinema showing the new Batman movie "The Dark Knight Rises" in the the US state of Colorado, killing 12 people and wounding 58.

The alleged 24-year-old shooter's motives remain unknown but he apparently told police he was the Joker -- an evil character in the Batman series -- leading some to speculate that he was living out a role-playing fantasy.

"Sometimes people that have watched these movies may try to pretend to be the evil characters," Ho said.

Warner Brothers cancelled red carpet events for the film in France, Japan and Mexico -- and in a separate move scrambled to pull a trailer for another new film, including a scene in which mobsters shoot at theatre audiences.

Batman actor Christian Bale paid a low-key visit to victims of the shooting on Tuesday.

Despite the shooting, "The Dark Knight Rises" had the third largest opening weekend ever in terms of ticket sales, according to box office revenue-tracker Exhibitor Relations.

Underscoring the huge and enduring popularity of animated characters and super heroes, the last chapter in the Batman trilogy earned $160.9 million in its first three days.

That comes behind opening weekend grosses for "The Avengers" ($207.4 million) and the final Harry Potter movie, "Harry Potter and the Deathly Hallows, Part 2" ($169.2 million).

BELLEFONTE, Pa. -- The wife of convicted child molester Jerry Sandusky says she still loves him and "he's not who they say he is."

Jerry Sandusky was found guilty of sexually abusing 10 boys. He's behind bars awaiting sentencing.

Dottie Sandusky testified at his trial she never saw him do anything inappropriate with boys he took to their home. She says she's known him for more than 40 years.

Prosecutors say Jerry Sandusky abused some boys on Penn State's campus. He has maintained his innocence, acknowledging he showered with boys but saying he never molested them.

Report: Rich People Prefer iThings

warbucks-ipadRemember that one time MG compared the iPhone 4S to a Mercedes and the Galaxy Nexus to a Honda and the Internet exploded? Well, it would seem that the division of classes (with regards to gadgetry) wasn't too far off. According to a report by Spectrem Group (which specializes in retirement and especially affluent markets), people with more money prefer iThings. For example, among users with a net worth exceeding $100K, the iPhone and iPad have the greatest market share, at 46 percent and 53 percent respectively. Android comes in second within this group, with a 34 percent share in phones and a 16 percent share going to the Kindle Fire. And the wealthier they get, the more they heart Apple.

Sprint's iPhone gamble isn't paying off as 2012 Q2 figures reveal $629 million operating loss

Sprints iPhone gamble isnt paying off as 2012 Q2 figures reveal $14 billion loss

Sprint's second quarter figures have arrived, showing that the company's billion-dollar gamble on the iPhone isn't working right now. While it sold 1.5 million Apple-branded handsets in the three month period (40 percent to new and postpaid customers), it recorded an operating loss of $629 million and a colossal net loss of $1.4 billion -- compared to an operating loss of $255 million and a net loss of $863 million in the first quarter. Operating revenues of $8.8 billion improved on those in the first quarter by a single percent -- mostly due to higher service fees from its wireless offerings. It's also grown its cash reserves, up from $128 million last quarter to $267 million today, and can point to 442,000 postpaid and 141,000 new prepaid subscribers pushing the company's customer base up to 56 million nationwide -- mentioning that 60 percent of former Nextel users chose to remain with Sprint during the enforced change.

The figures reveal that Sprint's eating around $782 million due to the shutdown of the Nextel platform and a further $184 million to end leases on antenna sites for the moribund network. It's also having to take a hit of $204 million due to its investment into infrastructure partner Clearwire. It's affirmed its $1 billion lending facility, contingent upon purchasing gear from Ericsson to help build its LTE network, which it aims to have installed in 12,000 sites by the end of the year. Of course, that purchase was prompted by the collapse of Philip Falcone's doomed LightSquared project, which caused the Now Network to lose $66 million in cash and its childhood innocence when it comes to trusting other people.

Update: Dan Hesse has added that his company is working to take all 9,600 iDEN sites off air, well ahead of its planned deadline. Big Yellow also mentioned that it has no plans to adopt a shared data plan to follow AT&T and Verizon.

Bangladesh asks World Bank to review cancelled loan

Bangladesh has asked the World Bank to review its decision to cancel a $1.2 billion loan for a major road and rail bridge, saying that a senior minister had resigned over the graft allegations.

The Washington-based lender cancelled financing for the Padma bridge, which would transform the country's transport network, in June, explaining the government did not cooperate in probing "high-level" corruption in the project.

"Though no evidence has been found... former Communications Minister Syed Abul Hossain has resigned to help the probe, though he claimed his innocence," Finance Minister A.M.A. Muhith said late Wednesday.

"We're still hopeful that the World Bank will reconsider the matter," he said.

Hossain was alleged to have sought a bribe from a Canadian firm bidding for part of the bridge project.

The cancellation embarrassed Prime Minister Sheikh Hasina as the 6.2-kilometre (3.8-mile) bridge was one of her key election pledges.

The World Bank recently said it was "technically possible" to reinstate the loan, but only if its demands were fully met to investigate and remove tainted officials.

Recovering ex-congresswoman rides Alpine cable car

GENEVA (AP) ? Former U.S. congresswoman Gabrielle Giffords, recovering from injuries in a mass shooting last year, has ventured into the French Alps.

Officials at the European Center for Nuclear Research said Tuesday the outing by Giffords, her astronaut husband Mark Kelly and his daughter Claire was organized as part of a visit to CERN outside Geneva.

Giffords, who held an Arizona seat in Congress for more than four years, rode a cable car Monday up the 3,842-meter (12,605-foot) Aiguille du Midi outside Chamonix, France.

Giffords gave up her seat to focus on her recovery from a gunshot wound to the head during a Jan. 8, 2011, rampage that left six dead and 13 wounded.

CERN will host a meeting Wednesday of astronauts who carried equipment designed at CERN to the International Space Station.

Experts: Solid evidence in Hungary war crimes case

BUDAPEST, Hungary (AP) ? The evidence against a 97-year-old Hungarian man accused of abusing Jews and helping deport thousands during the Holocaust is much stronger than a similar case last year that ended in a high-profile acquittal, experts say.

Laszlo Csatary's role as a police officer and chief of an internment camp from where 12,000 Jews were deported to their deaths in Auschwitz and other Nazi death camps is amply documented and there are strong witness statements about his brutality, they said.

Authorities charged Csatary last week with "unlawful torture of human beings," accusing him of being present in 1944 when trains bound for death camps were loaded and sent on their way, regularly using a dog whip to strike detainees and in one case refusing to cut holes in a train car to allow people to breathe. He faces a maximum sentence of life in prison.

"He ruled over life and death," said Adam Gellert, an expert in international criminal law who has been researching the Csatary case. "He deported people who were supposed to be spared and committed a series of sadistic acts."

Csatary's case was brought to the attention of Hungarian authorities in September by the Simon Wiesenthal Center's Efraim Zuroff, whose "Operation Last Chance" was launched in 2002, offering rewards in exchange for information about suspected Holocaust war criminals.

The program has sparked criticism from people opposed to paying informants? and has had mixed results.

A year ago, another elderly suspect found in Hungary by Zuroff, Sandor Kepiro, was acquitted of war crime charges by a Budapest court that ruled there was insufficient evidence, a decision that drew strong condemnation from Serbian and Jewish groups.

Prosecutors had charged that Kepiro, a former captain in a special security force, was involved in a 1942 raid by Hungarian forces in the northern Serbian town of Novi Sad during which over 1,200 mostly Jewish and Serb civilians were killed. But experts said there were significant doubts about his guilt.

The Wiesenthal Center "bit on a case where the evidence was not enough to determine from a historian's perspective how much responsibility Sandor Kepiro had in the Novi Sad massacre," said Laszlo Csosz, a historian at the Holocaust Memorial Center in Budapest.

The prosecution of a man who sat through court sessions in a wheelchair, had serious hearing problems and was hospitalized during the proceedings "caused negative feelings about the proceedings in 99.5 percent of the people," Csosz said. Kepiro died in September at age 97, while the ruling was being appealed by both defense and prosecution.

Zuroff defended Kepiro's prosecution, saying he was certain the case would have been won on appeal.

"There's no question that there was enough evidence to bring Kepiro to justice," Zuroff said. "There was no problem with the legitimacy of the evidence, but the judge disqualified the evidence in a very selective manner."

Zuroff said that in contrast with the Kepiro case, there were witnesses to the 1944 events and Csatary's alleged acts who are still alive and expected to testify.

"There are several people available and all that information was given to the prosecutors by me," Zuroff said by telephone from Jerusalem.

Csatary's case is also different because his role and responsibility as the commander of a ghetto in the Slovakian city of Kosice, at the time a part of Hungary, is well documented, Csosz said.

Gellert, the criminal law expert, said that the prosecutors probably came under political pressure to press charges in the Kepiro case.

"It was only during the trial that it became clear that the charges were unfounded." Geller said. "In the Csatary case, there are many more documents available ... which increases the likelihood of putting forth a more solid case."

"Compared to the Kepiro trial, this is a much, much stronger case," said Gellert, who described Csatary as an "enthusiastic enforcer."

Csatary was convicted in absentia for war crimes in Czechoslovakia in 1948 and sentenced to death. He arrived in the Canadian province of Nova Scotia the following year, became a Canadian citizen in 1955 and worked as an art dealer in Montreal.

He appears to have been living quietly in Budapest since 1997, when, Canadian authorities say, he left the country before they had the chance to decide his fate in a deportation hearing alleging he had failed to provide information about his Nazi ties.

Still, there are questions. Laszlo Karsai, a historian at the University of Szeged in southern Hungary, called attention to the fact that while Csatary was condemned to death in Czechoslovakia, two of his superiors, the Kosice mayor and the police chief, were only sentenced to prison in Hungary.

"What can be proven in court and what is a historical truth ... are two completely different things," said Karsai, the son of a Holocaust survivor.

Karsai, who has been very critical of Zuroff's methods, stressed the importance of keeping a historical perspective, saying that though there is testimony about his sadistic treatment of people there is no proof he knew they were heading to their deaths unless he testifies so himself.

"To know in 2012 that the trains were going to Auschwitz is one thing, but for a police officer in 1944 to know that the trains were going to Auschwitz is another ? and even if he knew, how can we prove that he knew what Auschwitz was?," Karsai asked.
